Finance the acquisition of three properties in Brussels and Bruges, as well as their energy-efficient renovations, with a view to the resale of the 10 apartments.

The Zenhomes project consists of acquiring three properties located in Brussels and Bruges, as well as renovating them (including improving their energy performance), with the intention of reselling the 10 apartments. The properties are ideally located in sought-after neighborhoods in both cities. Zenhomes SRL, the project sponsor, specializes in the renovation of older properties, with a focus on bringing them back to life and improving the aesthetics of cities. Emphasis is placed on the sustainability of the renovations and compliance with the strictest energy performance standards.
Promotional communication: investing in a crowdlending project involves risks, including the risk of losing all or part of the invested capital. The return on investment is not guaranteed. The energy renovation projects carried out by Zenhomes aim to improve the aesthetics of urban environments while preserving heritage, increasing the PEB value of buildings, and creating high-quality living environments. This project marks the second fundraising campaign conducted by Raven De Nolf on the BeeBonds platform. Investors from the first campaign for the Brussels@Home project have already been fully reimbursed.

+ Desirable locations The 3 properties benefit from ideal locations in sought-after neighborhoods in Brussels and Bruges: - Rue du Dam 32, 1000 Brussels: This property is ideally located in the heart of Brussels, just a 5-minute walk from Place Saint-Géry, the Stock Exchange, Place Roupe, and the pedestrian zone. Numerous restaurants, shops, and public transportation options are nearby. - Engelsestraat 17, 8000 Bruges: This property enjoys a prime location in the Sint-Anna neighborhood, the most coveted neighborhood in Bruges (AAA location). It offers a view of the Spiegelrei canal and is close to Jan van Eyck Square, as well as many shops, bars, and restaurants. - Rue Sainte-Gertrude 5, 1040 Brussels: This property enjoys a privileged location in Etterbeek, a sought-after municipality in Brussels. It is close to Cinquantenaire Park, the European Quarter and Avenue d'Auderghem, approximately 1 km from Brussels-Schuman Station, between the Schuman and Mérode metro stations.

+ High-quality and environmentally friendly renovations The 3 properties will be renovated in an ecological and high-end manner to meet the growing demands of the real estate market in terms of sustainability and comfort. - Rue du Dam 32, 1000 Brussels: The renovation works will include complete facade insulation and the installation of a heat pump. Class B PEB certificates are planned for the 4 apartments. - Engelsestraat 17, 8000 Bruges: The works will consist of complete facade insulation, installation of a heat pump, and high-end finishes. Class A PEB certificates are planned for the 3 apartments. - Rue Ste Gertrude 5, 1040 Brussels: The renovation works will include complete facade insulation and the installation of a heat pump. They will highlight high ceilings, moldings, fireplaces, and other Art Deco style elements. Class B PEB certificates are planned for the 3 apartments.

Points of attention

+ RISKS RELATED TO DELAYED COMPLETION OF REAL ESTATE PROJECTS: The developers working on real estate projects may encounter certain problems during construction or renovation (e.g., longer delays to obtain permits, failure of a subcontractor, inclement weather, defects, price and availability of materials...). Such issues may result in a delay in the completion of marketed real estate projects and cause a delay in the effectiveness of rental management contracts signed with the Issuer.

+ RISKS RELATING TO THE BONDS: The Bonds are debt instruments. An investment in the Bonds involves certain risks. By subscribing for the Bonds, Investors are making a subordinated loan to the Issuer, which is obligated to pay interest annually and to repay principal on the maturity date. In the event of bankruptcy or default of the Issuer, Investors are subject to the risk that they may not receive, or may receive late, the amounts to which they are entitled and may lose all or part of the principal amount invested. The Bonds are also subordinated to bank loans, which means that repayment of the Bonds will be subordinated to the repayment of the bank financing obtained by the Issuer, without prejudice to the payment of interest by the Issuer at each maturity. There is therefore an increased risk that the Issuer will not be able to meet its obligations (payment of interest and/or repayment of principal) in the event of bankruptcy or default.
