The "Manoir" project consists of the construction of two residential buildings, each with 12 apartments, as well as an office building. Located in Waterloo, near the border of Rhode-Saint-Genèse, this large-scale real estate project fits into a privileged residential environment. The project is led by Home-Concept SA, a company owned by Vitor Ponte Gama and Alain Dissy. Both have extensive experience in real estate through various companies. Two projects led by Mr. Gama have already been financed via BeeBonds: Place Favresse in La Hulpe (repaid), also with Alain Dissy, and Résidence Jade in St. Gilles. The project is secured with an on-demand guarantee from ICM SRL, owner of the land, and a personal on-demand guarantee from Vitor Ponte Gama and Alain Dissy.

With several decades of experience, Alain Dissy is a key player in the execution and management of the projects led by Home-Concept SA and its affiliated companies. His vision and strategic approach contribute to the realization of high-quality real estate projects. Vitor Gama has already successfully completed several projects with BeeBonds: "Place Favresse" (2022 - repaid) and "Résidence Jade" (2024).

Points of attention

+ RISKS RELATED TO DELAYED COMPLETION OF REAL ESTATE PROJECTS: The developers working on real estate projects may encounter certain problems during construction or renovation (e.g., longer delays to obtain permits, failure of a subcontractor, inclement weather, defects, price and availability of materials...). Such issues may result in a delay in the completion of marketed real estate projects and cause a delay in the effectiveness of rental management contracts signed with the Issuer.

+ RISKS RELATING TO THE BONDS: The Bonds are debt instruments. An investment in the Bonds involves certain risks. By subscribing for the Bonds, Investors are making a subordinated loan to the Issuer, which is obligated to pay interest annually and to repay principal on the maturity date. In the event of bankruptcy or default of the Issuer, Investors are subject to the risk that they may not receive, or may receive late, the amounts to which they are entitled and may lose all or part of the principal amount invested. The Bonds are also subordinated to bank loans, which means that repayment of the Bonds will be subordinated to the repayment of the bank financing obtained by the Issuer, without prejudice to the payment of interest by the Issuer at each maturity. There is therefore an increased risk that the Issuer will not be able to meet its obligations (payment of interest and/or repayment of principal) in the event of bankruptcy or default.
