The 'Egmont' project consists of the acquisition of a mansion including a buildable lot, located on the edge of Egmont Park in Brussels, with the aim of developing 7 quality apartments for resale. The mansion will be converted into four high-quality 1- to 3-bedroom apartments. A building consisting of two 1-bedroom apartments and a 3-bedroom duplex will be built on the mansion's buildable lot. The property is located in a very sought-after area, near Avenue Louise and the Sablon. The project is led by experienced developers, with three campaigns already financed on the BeeBonds platform.

+ An ideal location The project is located in Brussels, in one of Ixelles' most sought-after neighborhoods. It is located on the edge of the magnificent Egmont Park, in the immediate vicinity of Avenue Louise, the Sablon, the European Quarter, the Châtelain, and Place Flagey. The city's main shopping area are within a 15-minute walk and the metro, tram and major train stations (to Belgium and the rest of Europe) are all close by. The project is led by experienced developers, with three campaigns already financed on the BeeBonds platform.

+ Experienced Developers The project is led by Alban Déjardin-Verkinder and Michaël Wedner, the directors of Egmont Capital SRL. 'Egmont' is their fourth project on the BeeBonds platform. Alban Déjardin-Verkinder is a young entrepreneur who gained his experience on the Luxembourg financial markets. He left the financial world in 2018 to use his expertise in structuring and managing funds for the 'OurCrib' project. Michaël Wedner graduated in economics and finance from the ULB:. He is a specialist in real estate investments, having advised them for many years in various family offices, at Cushman & Wakefield and then at ING, where he worked from 2008 to March 2022. Alban and Michaël have already successfully completed two campaigns with BeeBonds for the 'OurCrib' (via M²A Invest). A third campaign is currently underway for the 'Sablon Houses' (via SRL Sablon Capital).

+ Guarantees on first demand by shareholders In order to guarantee compliance with the obligations of the Issuer in respect of the Bonds to the Bondholders, and in particular the payment of interest and redemption at maturity of the Bonds, the shareholders jointly guarantee the repayment obligations of the Issuer under the Bonds in favor of the Investors.

+ RISKS RELATED TO DELAYED COMPLETION OF REAL ESTATE PROJECTS Developers who develop real estate projects may encounter certain problems during construction or renovation (e.g., extension of the time required to obtain permits, failure of a subcontractor, bad weather, defects, price and availability of materials...). Such problems may result in a delay in the completion of marketed real estate projects and cause a delay in the effectiveness of the rental management contracts signed with the Issuer.

+ RISKS RELATING TO THE BONDS The Bonds are debt instruments. An investment in the Bonds involves certain risks. By subscribing for the Bonds, Investors are making a subordinated loan to the Issuer, which is obligated to pay interest annually and to repay principal on the maturity date. In the event of bankruptcy or default of the Issuer, Investors are subject to the risk that they may not receive, or may receive late, the amounts to which they are entitled and may lose all or part of the principal amount invested. The Bonds are also subordinated to bank loans, which means that repayment of the Bonds will be subordinated to the repayment of the bank financing obtained by the Issuer, without prejudice to the payment of interest by the Issuer at each maturity. There is therefore an increased risk that the Issuer will not be able to meet its obligations (payment of interest and/or repayment of principal) in the event of bankruptcy or default.

+ INTRODUCTION OF THE PERMIT The permit will be filed at the time of purchase of the property. The permit is expected to be obtained Q3 2023. Development and construction will begin upon permit approval.
