The Broperties project, led by For Bright Ideas SRL, a company founded in 2003 and owned by Pierre Demolin, consists of two real estate projects in sought-after Brussels neighborhoods: - Pierres Rouges: the acquisition and renovation of a building in Watermael-Boitsfort. The project consists of raising the building (adding a storey) and renovating it. Once complete, the property will consist of two 2-bedroom apartments of 90 m² and 94 m² on the ground and 1st floors and a 143 m² 2-bedroom duplex on the 2nd + 3rd floors. The apartments will then be sold by the units. - Aulne: the acquisition and stabilization of a building in Uccle, followed by the block resale of its five apartments. Two options are being considered for the sale: the shares of SRL Aulne Immo are sold to the purchaser, or the apartments are sold by Aulne Immo. The expected average yield for both projects is 39.5%. The Pierres Rouges project will be carried out jointly by Pierre and David Demolin, who have already successfully completed several residential renovations in the Brussels real estate market. Nicolas Beaussillon, an experienced entrepreneur in the real estate sector, will carry out the Aulne project with the Demolin brothers.

What's more, it enjoys easy access thanks to the many STIB lines that serve the municipality. The Aulne project is located at 26 avenue de l'Aulne in Uccle, one of Brussels' most beautiful districts. The property is located in a residential street, close to the Chaussée d'Alsemberg shopping district, restaurants, a sports center and several parks and green spaces (Parc de Wolvendael, Parc Jacques Brel, Parc Duden). From a mobility point of view, numerous STIB lines as well as Uccle Stalle station are nearby.

+ Experience Broperties is being carried out by For Bright Ideas SRL, owned by Pierre Demolin. The Pierres Rouges project will be carried out jointly with LN Company SRL, owned by David Demolin. The Aulne project will be developed by Aulne Immo SRL, owned by Pierre and David Demolin, and Nicolas Beaussillon. Active in real estate for decades, Pierre and David Demolin joined forces in 2015 to pool their experience and professionalize their ambitions in the sector. Having graduated from the Solvay Business School in 1999 and with a multi-industry entrepreneurial background spanning almost 20 years, Pierre brings his business, financial, and management knowledge. David has 10 years' experience as a real estate agent in Brussels. Broperties specializes in renovation, conversion, enhancement and luxury construction, built to last and with attention to detail. They have already successfully completed numerous residential projects in Brussels. Nicolas Beaussillon also has extensive experience in the real estate sector, having been CEO of Wereldhave Belgium and partner at Cushman & Wakefield Belgium.

+ Guarantees Pierre and David Demolin grant an independent, irrevocable and unconditional first demand guarantee in favor of the bondholders.

Points of attention

+ RISKS RELATED TO DELAYED COMPLETION OF REAL ESTATE PROJECTS: The developers working on real estate projects may encounter certain problems during construction or renovation (e.g., longer delays to obtain permits, failure of a subcontractor, inclement weather, defects, price and availability of materials...). Such issues may result in a delay in the completion of marketed real estate projects and cause a delay in the effectiveness of rental management contracts signed with the Issuer.

+ RISKS RELATING TO THE BONDS: The Bonds are debt instruments. An investment in the Bonds involves certain risks. By subscribing for the Bonds, Investors are making a subordinated loan to the Issuer, which is obligated to pay interest annually and to repay principal on the maturity date. In the event of bankruptcy or default of the Issuer, Investors are subject to the risk that they may not receive, or may receive late, the amounts to which they are entitled and may lose all or part of the principal amount invested. The Bonds are also subordinated to bank loans, which means that repayment of the Bonds will be subordinated to the repayment of the bank financing obtained by the Issuer, without prejudice to the payment of interest by the Issuer at each maturity. There is therefore an increased risk that the Issuer will not be able to meet its obligations (payment of interest and/or repayment of principal) in the event of bankruptcy or default.
