Surety: The project is secured by a first-ranking unilateral mortgage "Hypoteca Unilateral de Seguridad" on the land in Corvera and a pledge by Arnor Investments SA of the project holder's shares for the benefit of the bondholders.

The 'Altea Hills' project involves the acquisition of land to develop a residential complex comprising 16 apartments and 10 villas in Altea, in the province of Alicante, Spain. The high-end residences are designed by Garrido Studio, a renowned architecture firm. All the homes will be built according to the latest environmental standards to achieve BREEAM certification. Altea is a highly sought-after location, offering an idyllic setting and competitive prices compared to other luxury destinations in the region. The project is led by IFG Metal & Mining, a company that is part of the SA Arnor Investments (known under its commercial brand Azur Group). Arnor investments, a Luxembourg-based company, brings 40 years of experience in real estate development in the Mediterranean basin to this project. The project is accompanied by several securities: - a first-ranking unilateral hypothecary security interest - a pledge by Arnor Investments SA of the project holder's shares in favor of the bondholders.

+ Sustainable construction The villas, as well as the rest of the project, will be developed in compliance with ecological and environmental protection standards. All the residences will be built according to the latest standards to obtain BREEAM certification. Solar panels, rainwater collection tanks, and heat pumps will be integrated into each villa to optimize energy efficiency.

+ Guarantees The project is backed by a mortgage guarantee (hipoteca unilateral de seguridad) on a plot of land in Corvera belonging to the Group, and by a pledge of shares in Arnor Investments SA, the project promoter, in favor of the bondholders.

Points of attention

+ RISKS RELATED TO DELAYED COMPLETION OF REAL ESTATE PROJECTS: The developers working on real estate projects may encounter certain problems during construction or renovation (e.g., longer delays to obtain permits, failure of a subcontractor, inclement weather, defects, price and availability of materials...). Such issues may result in a delay in the completion of marketed real estate projects and cause a delay in the effectiveness of rental management contracts signed with the Issuer.

+ RISKS RELATING TO THE BONDS: The Bonds are debt instruments. An investment in the Bonds involves certain risks. By subscribing for the Bonds, Investors are making a subordinated loan to the Issuer, which is obligated to pay interest annually and to repay principal on the maturity date. In the event of bankruptcy or default of the Issuer, Investors are subject to the risk that they may not receive, or may receive late, the amounts to which they are entitled and may lose all or part of the principal amount invested. The Bonds are also subordinated to bank loans, which means that repayment of the Bonds will be subordinated to the repayment of the bank financing obtained by the Issuer, without prejudice to the payment of interest by the Issuer at each maturity. There is therefore an increased risk that the Issuer will not be able to meet its obligations (payment of interest and/or repayment of principal) in the event of bankruptcy or default.
